Job Description

Position Overview
The Area Manager oversees multifamily residential properties, ensuring they are well-maintained, fully leased, and operating efficiently. This role manages staff, vendors, resident relations, and financial performance while maintaining high standards and resident satisfaction.

Key Responsibilities
Leasing & Marketing

Show units, process applications, complete leases, and manage move-ins.
Advertise vacancies, conduct market surveys, and work to minimize vacancy loss.
Maintain accurate leasing data and documentation in AppFolio.

Property Operations & Maintenance

Oversee unit turnovers (target: 4-5 days) and ensure units are move-in ready.
Coordinate maintenance staff and external vendors for repairs and renovations.
Conduct daily property walks to ensure cleanliness, safety, and curb appeal.
Manage work orders, inspections, and vendor services (landscaping, janitorial, etc.).

Tenant Relations

Address resident concerns and service requests promptly.
Enforce lease terms, issue notices, and support eviction processes when necessary.
Promote lease renewals and maintain positive resident relationships.

Financial & Administrative Duties

Ensure timely rent collection and follow up on delinquencies.
Maintain accurate records, reports, and files in AppFolio.
Prepare weekly and monthly reports and coordinate with corporate accounting.
Manage move-in/move-out processes, including deposits and final charges.

Team & Compliance

Supervise staff and collaborate with maintenance and corporate teams.
Ensure compliance with company policies, safety standards, and procedures.
Participate in meetings, training, and support other properties as needed.
Serve as after-hours emergency contact.


Qualifications

2-3 years of property management experience.
Strong customer service, communication, and organizational skills.
Ability to multitask, problem-solve, and work independently.
Proficiency with Microsoft Office and property management software (AppFolio preferred).
Knowledge of leasing processes, property maintenance, and budgeting.


Work Environment

Fast-paced, hands-on role requiring collaboration with staff, vendors, and leadership.
Professional or business casual attire required.
